Tenant Administration Fees

TENANT INFORMATION - ADMINISTRATION FEES AND REFERENCE PROCEDURE

If you wish to rent a property via Ayers & Cruiks - You will be required to:

Complete a referencing application form - 1 per person over the age of 18 who is to live at the property and therefore required to be included in the Tenancy Agreement, and provide the following:

Administration Fees

  • £175 + VAT per applicant or
  • £250 + VAT per applicant with a Guarantor
  • £300 + VAT per couple/double application
    • + £50 + VAT per Guarantor

ID: Two forms of ID per applicant are required. These can be either a Passport or a Driving Licence (photo-type) for each party, and a utility bill relating to each party's current residence.

Reference forms, ID and Fees must be provided to the Agent at the earliest opportunity. The application forms will be checked through, the Landlord advised, and processing of the application will then commence. Once processing has commenced the administration fee is non-refundable. If it transpires that the applicant will need a Guarantor due to previous/poor credit history; lack of employment or residential history; income ratio not being as declared on the applicants form; then an additional £50.00 + vat will be required to carry out the Guarantor's reference. The Guarantor will be required to provide ID and personal information similar to that provided by the applicant. Again the £50.00 + vat payment is non-refundable once the referencing has commenced. Should either the Tenants or Guarantors fail referencing the admin fee cannot be refunded; or should the applicant withdraw from the proposed tenancy.

Landlords and Tenants will be informed as soon as the referencing has been completed at which time a non refundable deposit will be required and a move in date will then be agreed. (Some Landlords like to meet their Tenants personally which will be arranged as required). An initial 6 month Assured Shorthold Agreement will be prepared, and the Tenants will be required to pay equal to 1 month's Rent to be held as Deposit protected and registered with the TDS, plus the first months rental payment in cleared funds prior to move in.

LANDLORDS WILL ONLY CONSIDER HOUSING BENEFIT CUSTOMERS WITH SUITABLE GUARANTORS HENCE AN ADDITIONAL FEE IS REQUIRED. TENANTS WILL BE REQUIRED UPON RENEWAL OF THE AGREEMENT TO PAY AN ADDITIONAL FEE OF £ 100 + VAT.
